Lorong Chuan To See A Third Condo Launch

For more than 10 years, there were no new private condominium launches in the Lorong Chuan area, up until Chuan Park hit the market in November 2024. The roaring sales at Chuan Park when it was launched signaled the pent-up demand for new private homes in that location. Soon, prospective homebuyers will have more choices, seeing that there will be two more upcoming developments in nearby Chuan Grove.

Following the robust sales at Chuan Park, the first government land sales (GLS) site at Chuan Grove saw strong interest from developers, with seven bids and a bullish top bid land rate of $1,376 psf ppr. Meanwhile, the second GLS plot at Chuan Grove pulled in five bids in a land tender that closed on 4 September 2025; its top bid of $623.9 million ($1,331 psf ppr) was submitted by a joint venture between Sing Holdings Residential and Sunway Developments. The same developers were awarded the adjacent Chuan Grove sale site in July 2025.

The 1.45-hectare Chuan Grove plot can yield about 505 residential units, just slightly less than the estimated 555 units which can be offered on the adjacent Chuan Grove GLS site. According to a media report, the developer stated that if they were awarded the second Chuan Grove site, they would likely amalgamate both Chuan Grove sites - subject to regulatory approvals - and develop a single project with approximately 1,055 units across five blocks of up to 27 storeys. Taken together, the combined project could likely see healthy buying interest on account of the strong response at Chuan Park.

Urban Convenience

A notable perk of the upcoming development is its proximity to the Lorong Chuan MRT station on the Circle Line (CCL), being minutes' walk from the site. From Lorong Chuan station, the Bishan and Serangoon MRT interchanges on the North-South Line (NSL) and North-East Line (NEL) are just one stop away in either direction, which vastly improves connectivity to the rest of Singapore. Three stations are also slated to be added to the CCL by 2026 - Keppel, Cantonment, and Prince Edward Road - which will close the CCL loop and enhance the commuting experience to the city centre.

Amenities and Schools

Being located in the heartlands, it is no surprise that the Chuan Grove site is situated among a plethora of amenities. Families with school-going children will be happy to note that the site is near many schools and tertiary institutes. Primary schools within 1-km of the upcoming development include St. Gabriel's Primary School, CHIJ Our Lady of Good Counsel, Kuo Chan Presbyterian Primary School, and Yanzheng Primary School. Also of note, the Nanyang Junior College - one of the top JCs in Singapore - is a short walk from the site, while the Australian International School is across the street from the upcoming development in Chuan Grove.

To get their retail and F&B fix, future residents can head down one or two MRT stops to Junction 8 at Bishan, NEX shopping mall at Serangoon, or The Woodleigh Mall at Woodleigh just one station away from Serangoon. For those wanting something closer to home, the NTP+ mall just opposite the upcoming development offers a two-storey retail extension with a supermarket, a variety of food options, and lifestyle services like a pilates studio and medical clinic.

It is likely that prospective buyers who missed out on their desired unit at Chuan Park - along with HDB upgraders from surrounding estates such as Bishan, Ang Mo Kio and Serangoon - could potentially form part of the demand pool for upcoming projects in Chuan Grove.
